Avoiding Foreclosure

A short sale is a last resort to avoiding foreclosure. It is a legally binding agreement to allow a home to be sold for less than the amount that is owed to the bank. Lenders are eager to negotiate with borrowers who are having trouble paying their mortgages for legitimate reasons.  But, this is not a simple process. You need to start talks before you are in default and you need to engage a real estate broker and an attorney who does shorts sales to assist you in the negotiating process.

March Real Estate Market Stats for Stamford and Greenwich
Here are the March stats.  Interesting to note that Stamford was up in average sale last month as compared to down this month past month.  Keep in mind, one sale high or low can adjust these numbers significantly

February Real Estate Stats
Here are the stats for February in Stamford and Greenwich.  Interesting to note that the inventory is not dramatically higher and that the actual average sales number is  up in Stamford

New Conforming Limits
Today the Office of Federal Housing Enterprise Oversight (OFHEO) released the new maximum conforming loan limits that will be in effect through the year en.  This is as of a result of the Economic Stimulus Act of 2008. The new jumbo limits are a function of median home prices as estimated by the US Department of Housing and Urban Development.

The new and temporary jumbo conforming limits apply to loans originated in the period between July 1 2007 and December 1 2008 and are as high as 729,750 for single family homes. You can go to

News of Mortgage Rate

Cupid's arrows might have been flying around everywhere last week - but little love came calling for the Bond market. First, Retail Sales for January were far better than expected - which was good news for Stocks, but as money flowed into Stocks, pulled money out of Bonds and caused Bond prices to move lower. Next, Fed Chairman Ben Bernanke gave it to us straight from the heart, as he testified that the Fed would keep the door open to more rate cuts, which worried Bond Traders about the risk of more inflation ahead.
